Background
The proposals for Peckham Square and 91–93 Peckham High Street form part of the Council’s work to improve this important area at the heart of Peckham.
Peckham Square has been the subject of several rounds of public consultation, including engagement in 2016, 2021 and 2025. More than 1,000 people have been consulted on the future of the Square over the past few years.

The latest proposals include the continued improvement of Peckham Square and the proposal to combine, repair and refurbish the two adjoining Victorian residential properties at 91–93 Peckham High Street, helping to strengthen the relationship between the High Street and the renewed Square.
A. Peckham Square
Peckham Square is an important public space linking Peckham High Street and Rye Lane with Peckham Library, Peckham Pulse Leisure Centre and Surrey Canal Walk. The proposals seek to make better use of the Square and create a greener, safer and more welcoming place for the whole community.
B. 91–93 Peckham High Street
91–93 Peckham High Street comprises two adjoining Victorian residential properties immediately beside Peckham Square. The proposals will combine the two properties into a single building, repair and refurbish the existing fabric, improve accessibility and create flexible new spaces, while strengthening the connection with both Peckham High Street and the renewed Square.
The latest proposals for each project are set out below.
The proposals aim to create a welcoming, safe and inclusive public space that reflects Peckham’s diverse community and can be enjoyed by people of all ages. The Square will provide a mix of spaces for play, exercise, markets, events and everyday use, alongside more greenery, improved seating and safer routes for pedestrians and cyclists.
What we are proposing
- Play and leisure – a larger play area at the heart of the Square, incorporating existing trees and the refurbished Elements artwork.
- Outdoor exercise – a dedicated exercise area with equipment designed to be used by people of different ages, abilities and fitness levels.
- Markets and events – flexible space for markets, performances and community events, with power and water facilities for market traders.
- More trees and green space – additional trees and planting to provide shade, improve biodiversity and create more pleasant places to spend time.
- Seating and places to relax – new seating throughout the Square, located close to key activity and movement areas.
- Safer walking and cycling – a segregated cycle route to separate pedestrians and cyclists, with measures to slow cyclists at key crossing points.
- Improved safety – better lighting, enhanced CCTV and clearer sightlines to help make the Square feel safer, particularly after dark.
- Sustainability and re-use – rain gardens and sustainable drainage will help manage surface water, while existing paving, seating and other materials will be reused where suitable.
- Better connections – improved routes and wayfinding between Peckham High Street, Rye Lane, Peckham Square and Surrey Canal Walk.
- Hope in the Square – new artwork by Godfried Donker celebrating Damilola Taylor’s legacy and the contributions of the Hope Collective.
91–93 Peckham High Street comprises two adjoining Victorian residential properties that sit directly alongside Peckham Square. The proposals will combine the two properties into a single building, repair and refurbish them, improve accessibility and create flexible spaces for a range of potential uses, while strengthening the connection with the renewed Peckham Square.
What we are proposing
- Combining and refurbishing the properties – combine the two adjoining Victorian properties at 91–93 Peckham High Street into a single building, with repairs and refurbishment throughout.
- Improved accessibility – provide a new lift, improved internal layouts and level-access entrances from Peckham Square.
- Improved ground-floor spaces – bring together the existing shopfront spaces to strengthen the connection with Peckham High Street.
- New extension – provide a new single-storey extension with flexible space for potential community, café, retail or complementary uses.
- Flexible workspace – provide flexible lettable workspace on the upper floors.
- A more active frontage – create an active frontage onto Peckham Square, helping provide natural surveillance of the Square.
- Existing features – retain and conserve important existing features as part of the refurbishment.
- Better connections – help establish a stronger gateway between Peckham High Street and Peckham Square.

Phases
Online Survey - 2025
A key engagement objective is to give local interest and business groups and the general public within the community, to respond to the proposed design for the Peckham Square through a series of online questions on the hub page. The public exhibition event will be held at Peckham Library and hard copies of the survey will be available from the ground floor library reception.
Your responses will help the council to understand how the community will benefit from the redesigned public realm, taking on board all comments from previous consultations. This will help to assist the process of refining and shaping the final design. A consolidated report highlighting the feedback received from the community will be published and be available to view via the engagement hub and at the week long public exhibition at Peckham Library.
