Draft Old Kent Road Area Action Plan 2024

We are consulting on the Old Kent Road Area Action Plan (AAP), this is the submission draft (Regulation 19 consultation).

The plan will guide and manage new development and growth in the area over the next 20 years. The plan aims to create a new high street environment for the Old Kent Road, with significant public transport improvements supported by mixed use development behind the road. This will incorporate around 20,000 new homes, including affordable homes, 10,000 new jobs, community facilities and new parks. The plan includes the potential for extending the Bakerloo Line from Elephant and Castle towards Lewisham with new stations along the Old Kent Road. The Area Action Plan (AAP) will be used to make planning decisions in the area and to coordinate and deliver the regeneration strategy.

What are we consulting on?

The council is consulting on the Draft Old Kent Road Area Action Plan (AAP).

The Old Kent Road and surrounding area is designated as an Opportunity within the London Plan. The Area Action Plan will guide and manage new development and growth in the Opportunity Area over the next 20 years.

The plan aims to create a new high street environment for the Old Kent Road, with significant public transport improvements supported by mixed use development behind the road. This will incorporate around 20,000 new homes, including affordable homes, 10,000 new jobs, community facilities and new parks.

How are we consulting?

The consultation has been carried out in accordance with the council's Statement of Community Involvement (SCI). This sets out the standards and statutory requirements the council will follow for planning policy consultations.

What happens next?

Responses from the public consultation will be reviewed and changes made to the AAP where necessary. The updated document will be submitted to the Planning Inspectorate for examination. A consultation report will be prepared showing how the responses have been taken into consideration.

There will be an opportunity for respondents of this consultation to be involved in the public hearings to examine the plan in summer 2025.
