North Peckham Boiler House

Welcome to the North Peckham boiler house refurbishment project

The London Borough of Southwark is committed to upgrading the existing heating networks to bring comfort and stability to their residents.

The refurbishment of the North Peckham boiler house aims to provide a reliable and efficient heating and hot water service.

Additionally, the long-term goal is to connect this unit to the SELCHP system operated by VEOLIA.

This will be an exciting next step for Southwark's goal to be a greener more carbon neutral borough.

Councillor Visit

On the 10th of October we were joined by Councillors Michael Situ, Barrie Hargrove, and Sabina Emmanuel to demonstrate the recent refurbishment works that have taken place the North Peckham boiler house. The details of this visit have been published in a news letter which can be downloaded from the foot of this page.

The visit was held to demonstrate the investment, hard work, and dedication that Southwark Council continues to put into their district networks and to share greater transparency regarding our projects with our councillors, who communicate and work with our residents on a daily basis.

There are minor finishing touches to complete before Southwark awards final completion to the boiler house. With the last six months’ worth of data and records, we are able to fine-tune the system to ensure it is as responsive to the needs of our residents as possible.

We are continuing with our focused efforts to improve the reliability of our underground pipework, ensuring our services are delivered efficiently.

News Alert: Countdown to Completion

We are pleased to announce that we have now awarded the North Peckham boiler house with practical completion. The installation team have pulled off from site and can now leave the facility in the capable hands of the warranty/defect period team for observation and maintenance (if needed)

This has been a large scale project involving teams from the London Borough of Southwark, Smith and Byford and Southern Gas Network. We would like to thank the teams involved for their dedication and hard work and also extend our thanks to our residents who have demonstrated great patience and understanding whilst we undertook this project.

The site has now began a 12 month warranty & defects period, where a team will be on hand to monitor and regulate the equipment prior to handing over control to our inhouse teams in a years time. Our long term goal is to bring North Peckham into the SELCHP network, allowing us to bring even more of our district heating stock closer to meeting our environmental goals.

News Alert: Countdown to Completion

Before introducing the new boilers to the network, there are certain steps to follow to ensure they can operate to their full potential.

Gas safety tests, water treatments and heat cycle tests were all performed by specialist contractors. This ensured that each boiler could function as designed and provide the service we need.

We would like to thank Southern Gas Network for their help on site with the gas safety valves. Our team were able to connect the boilers to the network without compromising on pressure.

On the 8th April 2025, we removed the temporary boiler units from the site. At this moment the North Peckham network is currently powered by the three new boilers and monitored by our team.

There are minor outstanding issues that our onsite teams are to complete before we can sign this project off as completed. We are confident in a completion announcement summer 2025.

News Alert: Temporary Boilers Update

Dear Residents,

As previously advised on the meeting that took place on the 25th of January (2024). The three temporary boilers that have been put in place for over the four years have been removed.

Two new temporary boilers have been recently fitted and are now working. An additional unit will be installed on the 22nd of February (2024).

Residents will have service tonight albeit temperatures may be slightly reduced.

This work was planned for when temperatures were predicted to be milder.

This work has been done to ensure resilience over the rest of the winter period until the new boiler house comes online in the Spring.

Letters sent to residents and images of this work can be viewed and downloaded on this platform.

News Alert: New Boilers Delivered

As of today, all of the main plant has been delivered to site. We would like to extend our thanks to MRI, the heavy lifting contractor, for working so efficiently that all three boilers are now secured in situ. Our contractors S&B will attend site on 01/11/2023 to assess the situation to begin installing new pipework for connectivity.

News Alert: Old Boiler Removal

Our onsite team have coordinated the safe removal of the old boilers from site. Street closures & parking suspensions were enforced to ensure the team had the room to work without posing a risk to the local community. The team are now able to undertake all preliminary strip outs required prior to the delivery of the new boiler units later this year.
