Am I safe in my home right now?

Yes. As you would expect, we have requested independent, expert advice on this. We are now in receipt of a report which acknowledges some targeted works are required on the external walls of Bradley House to address specific deficiencies but not warranting the most urgent response measures. The Fire Engineer goes on to explain that whilst an enhanced level of management and monitoring is advised at the block, the current “Stay Put” evacuation plan remains appropriate (see question “Is the evacuation plan changing?”).


Is the evacuation plan changing?

No. Your evacuation plan remains “Stay Put.”

An independent fire engineer has reviewed the building and confirmed that the stay put evacuation strategy is appropriate.



What measures are in place while the external wall covering is still there?

  • Most homes already have enhanced heat and smoke detectors.
  • Anyone who previously declined installation will be offered alarms again, at no cost.
  • We have increased staff presence, including RSOs, Building Safety Managers and Technical Officers.

If a fire starts in your flat:

  • Leave the room where the fire is and close the door.
  • Tell everyone in your flat and leave immediately.
  • Close your front door behind you.
  • Do not try to put out the fire.
  • Wait outside, away from the building.
  • Call 999.


If the fire is elsewhere in the building:

  • The building is designed to contain a fire where it starts.
  • It is usually safest to stay in your own flat.
  • Leave immediately if smoke or heat affects your home, if your alarm sounds, or if the Fire Service instructs you to leave.
  • If in doubt — Get Out.


How to call 999:

  • Dial 999.
  • Ask for Fire.
  • Give your phone number and the address.
  • Stay on the line until the operator repeats the address correctly.


When will the external wall covering be removed?

We are working with Equans to remove the external wall covering as quickly as possible and will provide regular updates.


What will it be replaced with?

A new external wall system that meets current Building Regulations and fire safety standards.


How can I help?

  • Report any fire safety concerns.
  • Keep balconies and communal areas clear.
  • Allow access for safety improvements.
  • Never wedge open fire doors.
  • Remember: your flat entrance door is also a fire door—report any issues.
  • Report any alarms that beep or show faults.


Will leaseholders be charged?

  • No - leaseholders will not be charged for replacing the external wall covering or the upgraded smoke detection.
  • General fire safety works (not related to the wall system) will be charged through service charges in the usual way.


How often will I receive updates?

We will update residents regularly through letters, newsletters and meetings.


How much disturbance will there be installing the smoke and heat alarm cause?

Our contractor, Spokesmead, will need access to your home for up to 4 hours to install the smoke detectors. The system will be wireless; therefore, no cables will need to be installed within your home.
