
Bricklayers Arms gyratory
Southwark Council wish to carry out a feasibility study to assess the development potential of land allocated as OKR1 in the emerging Old Kent Road area action plan (AAP). Building on existing master planning work, the study will help shape emerging place-making principles and assess development capacity. We will be exploring the potential to reconfigure and improve the transport network, create more land for housing and repair a historic stretch of high streets to stitch the site back into its surrounding neighbourhoods, focussing on creating high quality public realm, improving accessibility and movement and green space.
The first stage is to gather ideas and understand the issues and desires for the site and surrounding area. This will help to gauge the overall ambition for the area that will align with the needs and desires of residents, businesses and visitors.

Final Bricklayers Arms Feasibility study
Following consultation with the local community and expert consultees, the council has developed this final Feasibility Study for the Bricklayers Arms Gyratory. This looks at the potential for development that would be appropriate in scale to the context, and to find functions and arrangements for facilities and improvements to the setting of the Gyratory that would create real benefit to the local community. The discussions have brought forward a number of recommendations for further exploration. Landscape proposals follow the desire to tackle the expanses of tarmac and pavement in the gyratory head on, with SUDS, rain gardens, green edges, green infrastructure and a linear park on the flyover. Improvements to the surrounding area, particularly the greening and landscaping could be delivered earlier and funding to secure this would need to be explored.
